Green Community Village Dubai parks and greenery
Green spaces, landscaped gardens and walking areas are among the main attractions of Green Community Village Dubai.

Green Community Village Dubai is a peaceful, gated residential community located in Dubai Investments Park (DIP). It really is a kind of modern-day Garden of Eden, with the many other high-rise buildings crowded into the name Sunshine State of Florida got its.In fact, A friendly local told me that he found the whole area to be what he imagined the real “Sunshine State” of Florida to be like.

It is one of the most green and family-friendly residential complexes in Dubai. An unanticipated development is the fact that the settlement has been built around nature. support it is the presence of the lakes, parks, walkways, and numerous trees in the area.

The site covers an area of 67 hectares. It is owned by Properties Investment LLC, and the Dubai Investments and Union Properties own 70% and 30% of the company, respectively. At present, almost 1,780 homes are existing in this village, ranging from villas to apartments, townhouses, etc.

    Green Community Village Dubai History

Green Community DIP was conceived during the early 2000s. Below is a chronological account of the progression of the place:

    • 2005 – Union Properties announced the project.
    • 2012 – The East zone of Green Community was almost built.
    • 2013 – The West Phase was rolled out, adding some features like villas and bungalows.
    • 2017 – The last stage called Green Community Village was put up along the apartments and townhouses occurring here.
    • 2021 – Dubai Metro Route 2020 threw open the Dubai Investment Park Metro Station in that area.
    • 2025 – The Roads and Transport Authority (RTA) commenced the multimillion road improvement project near the community area which is worth the AED 227 million.

    Where Is It Located?

Green Community Village Dubai is located in the southwestern part of Dubai, within Dubai Investments Park (DIP). It is the junction of Sheikh Mohammed bin Zayed Road (E311) and Jebel Ali-Lehbab Road (D57), two of the most notorious highways in Dubai.

    Those are:

    • North: Jumeirah Golf Estates
    • Northeast: Victory Heights and Falcon City
    • South: Jebel Ali Village
    • East: Dubai Production City

The whole community is a closed area where only residents and guests in cars are allowed to enter without having to leave the area by foot. Besides, the roads are wide, orderly, and have low traffic.

    Types of Homes Available

Green Community Village Dubai offers several residential options, including villas, townhouses, and apartments, making it suitable for different family sizes and budgets.

    Villas

Villas are the largest and biggest houses in the community. Typically, these are three, four, or five bedroom homes that are between 3,000 and 6,000 square feet. Also, the majority of villas are equipped with private gardens, garage, maids’ rooms along with an open-plan living area. Bungalows, the single-story villas are mostly found in the Green Community West and they are approximately 1,500-2,000 square feet each.

    Townhouses

Townhouses are usually houses that are linked to one another in two to three floors. They have 3 to 4 bedrooms and are from 2,000 to 4,500 square feet. Each townhouse has a garden as well as a garage. They provide a ohhh middle choice between the big villas and small apartments.

    Apartments

The area has only three small buildings with two or three floors. They range in size from small studios to condos with three bedrooms, from 900 to 2,000 square feet A majority of these flats have got big balconies which look over the leisure parks and green spaces. Each one of the clusters has a swimming pool that is shared by all the flats.

    Who Manages the Community?

Properties Investment LLC is a company that handles the daily operation of ownership of Green Community. The firm’s primary objective is to keep the garden town looking like a European county. Among Group of homeowners, the idea was raised whether the houses in Green will be put on Freehould or the proposed investors will be required to have Leasehold.

The overall property prices of Green Community are increased. However, all homes in Green Community Village are being leased on a 99-year basis. So, buyers can lease the property and/or rent it for up to 99 years but they cannot own the land that the property sits on. Notably, in 2023, a group of residents initiated a campaign which if followed up would lead to the entire complex becoming freehold. This would result in significantly higher prices of the property.

Amenities and Facilities Inside the Community

One of the biggest attractions of Green Community Village Dubai is its combination of residential facilities and natural outdoor spaces. Residents sometimes have no need for leaving Green Community for their daily shopping. The following services are offered inside the village:

    Parks and Outdoor Spaces

Did you know that 25 acres of the area are embellished with parks, gardens, and water features? There are jogging and cycling tracks, playgrounds, picnic areas, as well as sports courts including tennis and squash. The place is also dog-friendly and has its own green. As for children, they can be left playing outside because there has never traffic which through the community is not allowed.

    Shopping and Supermarkets

The main shopping complex in the community is The Market Mall, which the Green Community East district boasts of. The main offerings of the mall are a Choithrams supermarket, cafés as well as several stores. Carrefour Market is located in Green Community West. A convenience store is open until midnight within the Village area. For groceries and shopping, Festival Plaza (with IKEA and Lulu) are located about 10 minutes away from Green Community.

    Schools and Nurseries

Two schools, Greenfield Community School (following the International Baccalaureate (IB) curriculum) within the community, and also Durham School Dubai near the area are to mention. Furthermore, some other nearby schools like Dove Green School, Al Nibras School, and The Children’s Garden exist. Besides, a number of nurseries exist inside and near DIP as well.

    Healthcare

Inside the village, a basic healthcare clinic is even available. Mediclinic Parkview in Motor City is about 15 minutes away while NMC Royal Hospital is in DIP. Moreover, the Asters Clinic in Jumeirah Village Circle can be reached in about 20 minutes by car.

    Fitness and Leisure

The expanding area is home to gym equipment, no-car exercise stations, swimming pools in all the clusters, a gym, and a spa in the nearby Marriott Courtyard Hotel. Residents also delight in the use of outdoor sports areas in the community.

    Dining

The Market Mall and the eating joints near the Marriott Courtyard Hotel are casual dining in nature. It is usual for a mix of British-style pubs, Middle eastern grills, and Asian and European restaurants that cater to every taste and preference of customers to be located there. However, although you can get delicious meals at the nearest mall, there is much more variety at the very close Dubai Marina which is 20-25 minutes distant. There you can try different international foods.

    Transport and Getting Around

Green Community Village, connected by Dubai’s comprehensive transportation system, is one of the well-connected area to the rest of the city. Here are the driving time durations to the key places by car you can reach easily:

    • Jebel Ali Free Zone: Approximately 15-20min

The Dubai Investment Park Metro Station, situated on the Red Line, which provides rapid transportation to the Expo City, Dubai Marina, and Downtown. The area is serviced by buses for instance F30, F51, and F13, which give people a chance to use the metro.

A highway expansion scheme of over AED 200 million is under development at Green Community roundabout. It will entail the construction of flyovers to reduce congestion in the area as well as to shorten travel distances; and, therefore, to the time that it will take you to travel.

    Property Prices and Rental Costs

Property prices in Green Community Village Dubai vary depending on the type, size, condition, and location of the property. Compared to other similar communities in Dubai, Green Community Village remains a really good deal especially if you are looking for a property to buy. The data would be as the following between the 2020s and 2023s.

    Buying a Property

Prices are about AED 940 per square foot. The price of a villa starts at 5 million and could go up to 12 million depending on its size and location. Townhouses usually fall between 4 and 7 million AED. Generally prices have gone up from 815 AED in 2023 to a range of 1300-1500 AED in 2025.

    Renting a Property

Here is the estimated annual rental fee for each unit:

    • Studio: Around AED 34,000 per year
    • 1-Bedroom: Around AED 50,000 to AED 55,000 per year
    • 2-Bedroom: Around AED 70,000 to AED 80,000 per year
    • 3-Bedroom: Between AED 120,000 and AED 130,000 per year
    • 4-Bedroom Villa: Ranges between AED 250,000 and AED 330,000; and AED 400,000 and AED 550,000 respectively.

The apartment’s cash flow is around 5% to 5.5%. Virtually the same rate is the case in a villa. The presence of a large number of long-term families in the area has led to the low rate of the vacancies.

    Lifestyle and Community Feel

The lifestyle in Green Community Village Dubai is especially attractive to families who prefer a quiet suburban environment over the busy atmosphere of central Dubai.

The community has a quiet, relaxed, suburban feel. It is filled with expat families and professionals who use their cars to drive to Jebel Ali or other areas of Dubai. Streets are clean, tree-lined, and free from heavy traffic.

You can often see neighbors helping one another out, and the safe, energetic-environment feels like a village. Children are seen playing freely outdoors.

The village is a psychologic aeuropean garden town. This means there are no clubs or venues as on the noisy side, yet there are the afore-mentioned restaurants that act as socialating spaces. The one nearest to the beach, which is 15 minutes away, is the one near Jebel Ali Village.

Pros and Cons at a Glance

    Pros

A special feature of the community is its extensive gardens and lakes, which cover over 10% of the land area. The houses are also equipped with private gardens and other recreational spaces.

The place is 100 percent safe, and secure and the gated access is really cool. Good schools, and healthcare amenities are closely located. The offerings are slightly cheaper than in similar communities such as Arabian Ranches. The rental rates are stable and the trend of ever-increasing property prices is not broken either.

    Cons

Homebuyers cannot get freehold properties due to restrictions on leaseholds, which is a potential issue. It takes from 25 to 35 minutes by car to reach central Dubai through a typically clear road. The E311 may be congested, and its heavy traffic makes the situation worse especially in peak hours, although it should be noted that the road is planned to be expanded.

Some people think that there is not much high-end shopping and nightlife in the neighborhood. Due to their larger sizes, houses have higher cooling bills in the summer.

    Practical Tips Before Moving In

The house plan and orientation of the garden should be checked while looking for a villa. On many occasions, the larger and secluded corner or end-plot villas are a result of some financial compromise.

Find out whether the shared irrigation system that provides each household with an unlimited quantity of water for 350 AED a month is in place, as this might help you to decide more easily.

Ask green community school admin reps whether these school programs are controlling in their areas before signing the lease or purchase agreement. You must find out how much you should pay for the proposed maintenance of the specific unit somewhere else.

Go to work during the busiest hours of the streets to get an estimate of your expected driving time. Lastly and most importantly, you should read the regulation of the village about house refurbishment, external repair, and temporary renting, thus to avoid bothering other people later on.

    Final Thoughts

Overall, Green Community Village Dubai is a strong option for families and professionals who want spacious homes, greenery, privacy, and a quieter lifestyle while remaining connected to the rest of Dubai. Families looking for a safe, peaceful, and nature-filled lifestyle in Dubai will find this community hard to match. The prices of the property in the community are increasing day by day.

After studying the infrastructural changes, property prices, and returns on rental income, we may find that this place would be ideal for living and investing. An area of 90 hectares or 222 arces in Dubai, UAE is the location of Green Community, a master-planned real estate development in Dubai Investments Park (DIP) built by the subsidiary of Union Properties born out of a partnership with the Investment Corporation of Dubai.
