Latifa Tower is a building that is sited on Sheikh Zayed Road in Dubai that is tall, 210 meters high. It serves for offices, housing, and shops. It is a 45 floors high and is 210 meters tall. This is the same as 689 feet. It counts a total of 45 floors. This became functional somewhere around 2011–2012 over a period of time and has been in operation since then.
Where It Is
Latifa Tower is located in Trade Centre First, at Sheikh Zayed Road. It is to the north of the Crowne Plaza area. It is not far from Dubai International Financial Centre and is in the vicinity of the World Trade Centre. This is a key location within the city. Design and Look
Arkiplan Consulting Architects and Engineers were responsible for the design of the tower. The style of the building is a very sleek and urban look. The outside is a shiny glass curtain wall. The entire thing is made of reinforced concrete among the height floors and 8 floors are residential above the office area.
Moreover, it has five retail units downstairs as well. The total office area is about 798,000 square feet. Marble and glass are the materials that are used on the entries. Within these, high-quality finishes such as stones and wood are used for decoration. No special green award appeared in the list of sources. No LEED note was seen in public records. The design is based on the typical Dubai tower.
How Latifa Tower Was Built
The contractor was Arabtec, which was a joined venture with Al Rostamani Pegel. They started in the background from November 2008. They topped in 2011. The construction was complete by September 2011. The building was inhabited around 2012.
After the main build, the team installed elevators and MEP systems. There are 19 fast lifts. The system of fire safety complies with modern standards. There is no such public information as the overall building cost. The records do not show any significant delays or events.
The project moved according to the planned timeline. No active renewable energy systems or green ratings are listed in public documents. It is known to satisfy the more common building codes of Dubai.
What Is Inside
Offices
The spaces include 37 office levels. Mostly, they just contain a shell-and-core constriction. Fit-outs are the different tenants doing the work differently. The buildings are likely to be with hall areas, utilities, and Wi-Fi. Nineteen elevators are designated specifically for office purposes. The parking space ratio is approximately one spot per 1,000 square feet, per data from the market guides that we have found.
Homes
There are eight floors that are built for residential purposes. The rest are for nonresidential sections. The most common types of apartments are 2 and 3-bedroom apartments. In addition to them, a small number of five-bedroom penthouses are also allocated. The homes come with modern finishes and built-in closets. Many of the units come with balconies. Just as is the case with people living in cities, the buildings here are constructed keeping the same trend in mind.
Shops and Lobby
Low-storey retail stores are found at the shopping area as well. Small shops and service providers can operate their businesses here. The first floor includes the reception and waits for the visitors to meet. Business adverts can also rent conference rooms in shared areas. Ground spaces are designed for smooth entry and exit
Fitness and Fun
Along with the gym, squash, and swimming pools, there were also specified entertainment facilities such as spa areas for sauna, steam room, and jacuzzi. These facilities support the whole family and encourage a healthier lifestyle.
Parking and Services
The basement parking facility is for those living in the buildings. This is carried out with the assistance of the valet service by the guests and the residents. There is no information on the exact amount of parking spaces in the public domain. Security and concierges are on duty 24 hours a day. Central air conditioning supplies all units. Maintenance support is also available on demand. The tower is not open to pets. There is no hotel and no public viewing deck.
Getting There

This place can be accessed easily by car via Sheikh Zayed Road. The World Trade Centre flyover is very close. The front of the building is suitable for taxi and rideshare riders. For those who prefer, the Dubai Metro Red Line is also available.
The Emirates Towers Station is within a 7-minute walk. Similarly, World Trade Centre Station is within walking distance. Financial Centre Station (DIFC) is also very nearby. A lot of bus services are available along Sheikh Zayed Road.
The site provides good connectivity to Downtown Dubai, and DIFC, Dubai Mall, as well as Dubai International Airport.
Area and Impact
Latifa Tower is one of the high-rise buildings, which are mainly located in busy skyscraper zones. The project also includes the Emirates Towers (354 meters) and the World Trade Centre Residence.
The tower has occupied the space between World Trade Centre Interchange and the Defense Roundabout. Besides the office and home spaces, the district has hotels, WTC Mall, and big event halls, such as Zabeel Road Mall.
The tower has introduced more office spaces and living quarters in the heart of the city. It mimics the glass appearance of taller buildings near it. Although it is not the tallest, nor the most popular, among the other towers in the cluster the tower takes a special rank due to its status as a freehold commercial tower among a few such others in the district.
The year from 2008 to 2012 reflects continued city growth after the 2008 financial crisis. The chief area that was affected was the economic and practical one. The building provides space for work and residence, and it is also conveniently located near major business areas and hubs.
Ownership and Management

The building operates with a DED freehold license. Units are sold to foreign buyers. The common-ownership model for the building is that the offices are in strata. There are many different offices/houses owned by different investors.
The real estate developer was Al Rostamani Pegel. H.H. Rashid Bin Khalifa Al Maktoum was the principal client. Leasing and services are the responsibility of RKM Real Estate, a company belonging to the Al Rostamani Group.
It covers security, cleaning, and maintenance activities. There is no record of legal disputes or ownership issues in public documents. The licenses are provided by the Dubai Economic Department.
Latifa Tower Visiting Rules
Latifa Tower is a private office and home combination and is not a main attraction for outdoor sightseeing. There is no public deck for the time being. Visits are by appointment or with permission only. The lobby door is continuously operating during daytime hours and is always accessible.
Majority of the tenants adhere to regular work hours, the building opening generally being from 9 am until 6 pm. Most of the time, admission may require check of credentials first. Security control is at the heart of it.
Visitors have to get the approval of the resident or agent and contact them first before coming to see them. Nearby public places such as the Burj Khalifa and Dubai Mall require a short drive but are not situated in this tower.
Delays or Issues
No controversies or delays have been noted specifically in the sources we consulted. The beginnings of the work were in November 2008, which was a quite period for numerous other projects in Dubai. Nonetheless, the unit was finalized in due time. Handover was in 2012 with very little downtime and no major public disturbances.
Current Status
